Letting Only

This service is normally provided for experienced landlords who have an understanding of Tenancy Law. This service may not be suitable if you are unable to invest time on issues that may arise during a tenancy.

Services include:

  • Initial free market appraisal of your property
  • Extensive marketing, including on all the main property websites
  • Accompanied viewings
  • Full referencing of tenants by a third party reference agency, including a full credit check
  • Receipt of holding and full deposit
  • Drawing up of Tenancy Agreement
  • Arrangement of inventory by independent clerk (if required)
  • Use of our offices for meetings and/or signing of documents
  • Receipt of initial payment and transfer via BACS to Landlord

Full Management

This is the preferred choice for most landlords. The same services are available as with our Letting Only package plus:

  • Preparation and service of all legal documentation during the tenancy
  • Rent collection and payments to landlords via BACS transfer
  • Property Inspections during the tenancy
  • Arranging rent insurance (if required)
  • Arranging and overseeing any works during the tenancy
  • Arranging tenancy renewals
  • Notifying all parties of how and under which scheme the deposit is held
  • Assistance with any deposit disputes
  • Payment of outgoings on your behalf (if requested)
  • Check out of tenant
  • Assistance in registering for the landlords exemption scheme
  • Payment to Inland Revenue on the landlords behalf
  • Preparation of income and expenditure statement

Fees

Please note that the fees quoted below may be negotiable depending on the rental income, the type and condition of the property, its location and when it is available from. We will always do our very best to offer better rates than any of our competitors.

Letting only: 60% plus VAT of the first month’s rent

Let and Managed fee: 10% plus VAT of the monthly rent charged from the second month onwards. The letting only fee as above will apply.

Additional services and fees

Inventory: From £90.00 -£200 inc of VAT  depending on number of bedrooms and if furnished.

Energy Performance Certificate (EPC):  £75.00 plus VAT

Gas Safety Certificate : £85.00 plus VAT (cost may vary if additional works have to be performed)

Additional fees, if requested, for non-managed properties

Tenants Check-Out: £50.00 plus VAT

Property  visit report: £50.00 plus VAT

Holding the deposit: £50.00  plus VAT (one off payment valid for the duration of the tenancy)

Renewal of tenancy agreement: £100.00 plus VAT
