Fees before you move in (all fees are inclusive of VAT)

Set up fee:
£120 per tenant

This fee covers reference checks, identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information, contract negotiation, amending and agreeing terms where requested, and arranging the tenancy agreement.

Fees during the tenancy

Early termination fee payable by a tenant leaving the property during a fixed term tenancy agreement: £150 

This fee covers contract negotiation, amending and updating terms, arranging a new tenancy agreement or terminating/updating the original one

Set up fee payable by a replacement tenant for change of occupancy during a tenancy: £120 per tenant

Fees at the end of the tenancy

Accompanied check out fee (if requested by tenant): £60 

This fee covers attending the property on the day of the move out and preparing an inventory or schedule of condition and comparing it to the check-in inventory or schedule of condition.

Other fees (where applicable)

Lost security items (eg keys):  Cost of new keys and locks plus any costs involved with third party contractors attending the site for work, obtaining necessary permissions, sourcing providers and any travel costs.

Professional Cleaning (if applicable): £18 per hour inc. VAT which will be deducted from the security deposit. NB: This is only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.

Unpaid rent or returned payments: Interest charged at 3% above the Bank of England base rate from the date due.

Remember that you will also have to pay the following before you move in:

One month’s rent in advance
Security Deposit
: 6 weeks’ rent
Pet Deposit (if applicable and if requested by the landlord):  2 weeks’ additional security deposit
