We are committed to finding the best tenants for your property. Unlike many agents who do their own references, we avoid any potential conflict of interest or the possibility of tenants supplying false information by using accredited third party reference agencies who provide a full range of reference checks, including a full credit search and a County Court Judgement search.
Property Management
Our comprehensive property management is an essential part of our lettings service. After finding you tenants, we look after them and you throughout the tenancy.
Our services include:
• Receipt of holding and full deposit
• Drawing up of Tenancy Agreement
• Arrangement of inventory by independent clerk (if required)
• Use of our offices for meetings and/or signing of documents
• Preparation and service of all legal documentation during the tenancy
• Rent collection and payments to landlord via bacs transfer
• Property inspections during the tenancy
• Arranging rent insurance (if required)
• Arranging and overseeing any works during the tenancy
• Arranging tenancy renewals
• Notifying all parties of how and under which scheme the deposit is held
• Assistance with any deposit disputes
• Payment of outgoings on your behalf (if requested)
• Check out of tenants
• Assistance in registering for the landlords exemption scheme
• Payment to Inland Revenue on the landlords behalf
• Preparation of income and expenditure statement
