The lettings market has grown substantially over the past 15 years as has our portfolio of properties that we manage. Our clients range from first time investors to multi-property landlords.

Our services include everything from reference and credit checks of prospective tenants, to collecting rent, and to dealing with emergency and routine maintenance issues.

We operate an online system that allows landlords to access details of their property, to view rental statements and to keep track of current or past maintenance issues.

We can also help with arranging gas and electrical certificates and inventories.

Tenant referencing

We are committed to finding the best tenants for your property. Unlike many agents who do their own references, we avoid any potential conflict of interest or the possibility of tenants supplying false information by using only accredited third party reference agencies who provide a full range of checks, including employment and previous landlord checks, a full credit search and a County Court Judgment search.

No renewal fees

If the tenants we find you decide to renew their contract beyond the initial term we will not charge you another letting fee for this service. In addition, the high quality of our lettings and management services means that many of our tenants renew their contracts, helping you to minimise void periods.

Tenant Deposit Scheme

All deposits taken for Assured Shorthold Tenancies must now be held in an authorised scheme (see the Housing Act 2004 Chapter 4,ss212-5: & Schedule 10).  We have chosen to join the Tenancy Deposit Scheme which is an insured option.  The scheme makes provisions for the return of deposits and the resolution of disputes.

The benefits to the landlord include:

  • The deposit is fully protected and insured
  • In the event there is a dispute it is quicker and less stressful than going to court
  • There is a guaranteed reimbursement of loss if the disputed amount  is found in the landlord’s favour

Fixflo

All tenants of properties we manage have access to an online reporting system for any repairs that may be required. Each issue that is reported by a tenant is accurately time and date stamped. This means that if there is a dispute you can show in writing what was reported and when.
